WHY WOULD I INVEST IN APARTMENTS INSTEAD OF SINGLE FAMILY HOMES?

Apartments offer a better risk-adjusted return because of the economies of scale and the greater control the sponsor has over increasing value.

WHEN DO YOU NEED MY MONEY AND WHAT IS THE MINIMUM INVESTMENT?

These investment opportunities are desirable and we offer them on a “first-come, first-served” basis.  As soon as you know you would like to invest in a deal, please speak with our team to confirm the opportunity is still available and avoid missing out.  The minimum investment is typically $50,000.

WILL I BE REQUIRED TO PARTICIPATE IN THE MANAGEMENT OF THE PROPERTY?

Blue Ridge Investment Partners will handle all operations from pre-acquisition through disposition.

WHEN WILL I GET MY MONEY BACK?

Typically, investors will receive quarterly cash-flow distributions with the first distribution likely occurring 3-6 months after the purchase.  Your initial investment will be returned upon the sale or refinance of the property which will likely occur 1-9 years after purchasing the deal.

HOW IS THE SECURITIES EXCHANGE COMMISSION (SEC) INVOLVED?

A security is created any time there is an investment of money by two or more people, in which they expect to profit and in which they are not actively involved in the management.  This opportunity is a security and requires either registration with the SEC or an exemption.  Typically, our investments fall under the Rule D 506(b) or 506(c) exemption.

WHAT IF I NEED MY MONEY BACK BEFORE THE PROJECT IS COMPLETE?

If you believe you’ll need your initial investment back sooner than the projected time-frame, we ask that you consider not investing.

HOW OFTEN WILL YOU COMMUNICATE WITH ME ABOUT THE PROJECT?

Typically, you will receive a very short monthly update.  Additionally, you will receive a slightly longer quarterly and yearly update.  Questions are always welcome at any time.

DO I GET TO PARTICIPATE IN THE TAX BENEFITS OF THIS REAL ESTATE DEAL?

Yes.  Every year, you will be issued a Form K-1 that will show your portion of the gain or loss on that property that tax year.  Simply forward your Form K-1 to your tax preparer and they will include it in your tax return.

CAN I VISIT A POTENTIAL PROPERTY IN PERSON?

DO I NEED TO MEET ANY QUALIFICATIONS AS AN INVESTOR?

We strictly comply with all SEC rules.  Depending on the specifics of the  deal, you must be either an accredited investor or a sophisticated investor to invest with Blue Ridge Investment Partners.  While being an accredited investor is well defined by the SEC, being a sophisticated investor is less clear.  Either way, please contact Blue Ridge Investment Partners to discuss your interest in investing with us!
